Working in Alderley Edge

## Alderley Edge is not a coverage area for us. It is where we are from.
Most contractors quoting for work in Alderley Edge travel in. We do not. KIIF Limited is registered and run from 1 London Road, a few minutes from London Road's shops, the station and the residential roads that run up towards the Edge itself. The practical result is a shorter chain between a question and an answer: if something is uncovered in a footing on Tuesday morning, the people who need to see it can stand in front of it the same day rather than promising a visit the following week.

Being based here also shapes how we programme work. Alderley Edge has narrow residential roads, on-street parking pressure around the village centre, and a mix of large plots behind mature planting where access for a lorry or a digger has to be planned rather than assumed. We know which streets take a full-size delivery, which need a smaller wagon and a banksman, and where a skip has to be swapped for a grab lorry because there is nowhere to stand it.

The property mix here is unusually broad for a village of this size. Substantial detached houses from the late Victorian and Edwardian expansion sit alongside interwar and mid-century detached stock, contemporary replacement dwellings on generous plots, converted farm buildings on the Nether Alderley fringe, and flats and commercial units around the centre. Each of those brings a different set of problems, solid brick walls and lath-and-plaster in the older stock, cavity walls and dated services in the mid-century houses, high specification finishes and complex glazing in the newer replacements.

The work we are asked for in the village reflects that. Extensions and internal remodelling on family houses that are large but poorly arranged. Full refurbishment of period properties where the fabric is sound but everything behind the plaster is tired. Replacement dwellings where a client has bought for the plot rather than the house. And ongoing maintenance for owners who want one number to call rather than a different tradesman for every fault.

Why KIIF in Alderley Edge

## Four decades of building, run from an office in the village
The reasons to use KIIF in Alderley Edge are practical rather than promotional. We are close, we employ our own people, and the family who owns the business is the family you deal with.

### Proximity, not a call centre
The office is in Alderley Edge. Site visits, snag inspections and material drop-offs do not depend on a van being released from a job somewhere else.

### Our own trades on site
Joiners, bricklayers, plasterers and groundworkers are directly employed. The same faces move through the programme, so detail is not re-explained to a new gang each stage.

### 40+ years of local stock
Four decades of work across residential, commercial and industrial buildings in this part of Cheshire, including the property types that dominate the village.

### One family accountable
Keep It In Family. David Cain leads delivery as Project Director; Victoria Kennedy runs project management and design. Neither hides behind a switchboard.

### In-house estimating
Estimating, procurement, administration and customer service sit under one roof, so pricing questions are answered by the people who priced the job.

### Neighbour-aware sites
Village streets are tight and close together. Deliveries, skips, plant and working hours are agreed before the first load arrives.

Local building conditions

## What actually goes wrong in Alderley Edge properties
The faults we are called to in the village repeat. They come from the age and construction of the housing stock, the plots it sits on, and the Cheshire climate it has to survive.

### Solid-wall period stock
Late Victorian and Edwardian houses here were built with solid brick walls and no cavity. Insulating them, adding openings or forming new structural links needs a strategy rather than a standard detail, or you trade a cold room for a damp one.

### Tired services behind good fabric
Many village houses have sound structure and dated wiring, heating and drainage. A cosmetic refurbishment that leaves those in place simply hides the next problem.

### High water tables and clay
Plots on the lower ground west of the village sit on heavy clay that holds water. Foundations, drainage runs and any lowered floor level have to be designed for it.

### Mature trees and root protection
The large planted plots that make the village attractive also bring root protection areas and shrinkage-heave risk into every foundation decision.

### Access and standing
Narrow roads, on-street parking and gated frontages mean plant and deliveries need planning. Unplanned access is where programmes and neighbour relations both fail.

### Weather-exposed elevations
Wind-driven rain off the Cheshire plain finds any weakness in pointing, flashings, copings and rainwater goods. Left alone, it moves from a stain to structural repair.

Our process

## The same fixed sequence on every Alderley Edge project

- Step 1

### Enquiry and call
You describe the project. We tell you honestly whether it suits us and what information we need before pricing anything.

- Step 2

### Site visit
We come to the property, look at access, structure and constraints, and talk through what you want the finished building to do.

- Step 3

### Priced proposal
In-house estimating produces a proposal broken down by element, so you can see where the money sits and what changing a specification does.

- Step 4

### Programme and pre-start
Sequence, deliveries, skips, parking, working hours and any neighbour notice are agreed before we start on site.

- Step 5

### Build with our own team
Directly employed trades work the programme, with David or Victoria as one point of contact throughout.

- Step 6

### Handover and aftercare
We walk the finished work with you, close out snags and stay reachable afterwards for maintenance.

Detail

## Building in Alderley Edge: the detail that decides the outcome
This section is written for anyone weighing up a project in the village and trying to work out where the risk sits. It is drawn from the way work here actually runs, not from a template.

### Extensions and remodelling on village houses
The typical Alderley Edge extension enquiry is not about square metres. It is about a house that is big enough already but arranged wrongly: a kitchen at the front, a formal room nobody uses, a utility that has to be walked through, and no relationship between the living space and the garden. Adding volume to that without changing the layout produces a bigger version of the same problem.

We look at circulation first. Where does the front door land you, where does daylight come from at different times of day, and what does the garden look like from inside? Often the useful answer is a modest extension plus significant internal reorganisation, moving a staircase, removing a spine wall with the right structural support, relocating services, rather than the largest footprint planning would allow.

Structurally, older village houses complicate this. Solid brick walls, timber floors bearing in unexpected directions and chimney breasts doing structural work all need to be understood before a wall comes out. Where a steel is needed, we want the padstone, bearing and fire protection detail resolved on paper before demolition starts, not improvised at the point where the ceiling is already open.

- Rear and side extensions on constrained village plots
- Two-storey extensions where foundations and drainage allow
- Internal reorganisation and spine-wall removal with structural support
- Kitchen, utility and boot-room reconfiguration
- Structural openings and glazed links to gardens
- Loft and first-floor alterations tied into existing roof structure

### Refurbishment of period and mid-century stock
A large share of village housing is either pre-1930 solid wall construction or mid-century cavity construction, and both are now at the age where the fabric outlives the services. Full refurbishment is usually the honest answer: strip back, deal with wiring, plumbing, heating and drainage, correct damp and thermal weaknesses, then finish once rather than twice.

In period houses the aim is to keep what gives the building its character, cornices, panelled doors, sash windows, original joinery profiles, stair details, and to renew everything performing badly behind it. Our own joiners matter here: matching an existing moulding or repairing a window rather than replacing it is normal work for an employed joiner and a chargeable extra for a subcontractor.

In mid-century houses the value usually sits in insulation, airtightness, glazing, heating strategy and layout. These houses often have generous rooms and poor thermal performance, and improving them is a fabric-first exercise before anyone specifies a new heat source.

- Full-house strip-out and renewal of services
- Damp investigation and correction of causes, not symptoms
- Joinery repair and matched replacement by our own joiners
- Plastering and decoration in solid and cavity construction
- Roof, flashing, pointing and rainwater repairs
- Insulation and airtightness upgrades that avoid interstitial damp

### New builds and replacement dwellings
Plots in Alderley Edge are rarely empty. Most new build work here is a replacement dwelling: an existing house that has reached the end of its useful life on a plot worth building on properly. That brings demolition, service disconnection, tree protection, party boundary care and a groundworks package that has to deal with whatever the old building left behind.

We start at ground level, site clearance, excavation, drainage and foundations, then take the build through superstructure, roof, first fix, plastering, second fix, decoration, external works and handover. Because much of the workforce is directly employed, the same team carries the detail through those stages instead of handing it over six times.

We are comfortable working to a client's existing architect and structural engineer, and we prefer to review buildability before drawings are frozen. Flagging an unbuildable junction at drawing stage costs an hour. Finding it on site costs a fortnight.

### Maintenance and long-term care in the village
A large house in Alderley Edge generates a steady stream of small work: gutters, flashings, external decoration, drainage, joinery repairs, fencing, gates, plant rooms. Owners generally do not want six different contractors for that. They want one number, one accountable business and someone who already knows the property.

We handle both planned and reactive maintenance for exactly that reason, and because being based in the village makes it feasible. Ongoing maintenance also feeds better projects, when we come to price an extension for a house we already maintain, the survey work is largely done.

### How Alderley Edge connects to the rest of our patch
Alderley Edge sits between Wilmslow to the north, Prestbury and Macclesfield to the east, Knutsford to the west and Bramhall and Stockport beyond towards Manchester. Practically, that means a single directly employed team covers all of them from one base without long travel, and materials ordered for one site can be redirected to another the same morning.

It also means the building stock we work on repeats across those areas: the same Victorian and Edwardian detached houses, the same interwar and mid-century estates, the same converted farm buildings on the rural fringes. Four decades of solving those problems in one area transfers directly to the next.

Alderley Edge questions

## What Alderley Edge clients ask first
Do you cover Alderley Edge?Yes. KIIF Limited is based at 1 London Road, Alderley Edge, SK9 7JU. The village is our home patch, not an outlying part of a coverage map.

How quickly can you get to a property in Alderley Edge? Our office is in the village, so a visit in Alderley Edge is a short journey rather than a trip in from another town. Call 01625 830714 and we will agree a time that works, we do not quote fixed response windows we cannot guarantee for every situation.

What does building work cost in Alderley Edge?We do not publish rates, because a price depends on access, structure, specification and the condition of what is already there. Every proposal is priced in-house and broken down by element so you can see what each part costs and what changing a specification does to the figure.

Do you handle urgent or reactive work in the village?Yes. We carry out reactive property maintenance alongside planned work. Ring the office on 01625 830714 and describe what has happened; if it needs someone on site we will tell you straight away what we can do and when.

Do you work on period houses in Alderley Edge?Regularly. Much of the village housing stock is solid-wall Victorian, Edwardian and interwar construction. Our directly employed joiners repair and match existing joinery rather than defaulting to replacement.

Can you work with my architect?Yes. We work to clients' existing architects and structural engineers, and we will review buildability early, before drawings are frozen, to flag details that will be slow or expensive to build.

Will you use subcontractors on my project? The core trades, joiners, bricklayers, plasterers and groundworkers, are directly employed by KIIF. Specialist packages are brought in where genuinely specialist work is required, and they are managed by us.

How do you manage deliveries and neighbours on narrow village roads?Access, standing for wagons, skip position, plant movements and working hours are agreed before we start. On tight streets we use smaller deliveries, grab lorries and banksmen rather than blocking a road and hoping.

Do you take on smaller jobs, or only full projects? Both. Alongside new builds, extensions and refurbishments we run planned and reactive maintenance for local owners, which is often how a longer relationship starts.

What happens after handover? We walk the finished work with you, close out snags and remain reachable. Being in the village makes aftercare straightforward rather than a favour.

We also work in Wilmslow, Prestbury, Knutsford, Macclesfield and across the wider North West, see every area we cover, all services, recent projects, the homepage or contact the office.
