## Cheshire is not one building stock, it is several, and each asks different questions of a contractor
Our office and yard sit on London Road in Alderley Edge, which puts us near the centre of the county rather than at one end of it. That matters, because Cheshire covers everything from Georgian and Victorian town property in Knutsford, Nantwich and Chester, to Edwardian and interwar suburban housing around Wilmslow, Bramhall and Sale, to working farm buildings and rural plots across the plain and out towards the Peak District boundary.

Plain ground varies over short distances. Foundations, soakaways and surfacing all need designing for the specific plot, not the postcode.

Rural plots need treatment plants or septic systems with proper consent and a drainage field sized to real percolation rates.

### New builds on Cheshire plots
A Cheshire new build is decided in the ground long before it is decided in the finishes. Site clearance, excavation, a foundation design suited to the actual subsoil, drainage sized for real percolation and an access route that carries wagons through a wet February are the difference between a programme that holds and one that slips.

Because our own groundworkers carry out that work, the ground element is priced and built by the same firm that builds the house. There is no interface to argue over when a trial hole finds something unexpected.

### Extensions and remodelling

### Refurbishment and conversions
