## Lancashire work is mostly larger, more rural and more exposed than our Cheshire projects
Lancashire is a regular part of our working area rather than an occasional trip. Our demolition-and-rebuild of a five-bedroom country house at Holmeswood sits in about two acres of open West Lancashire ground, and the conversion of a former bank in Birkdale into a bar shows the commercial side of the same coverage.

The building stock differs from Cheshire in useful ways. West Lancashire is flat, agricultural and wind-exposed, with mossland ground, high water tables and long service runs. The old cotton towns further east carry dense stone and brick terraces, mill buildings and steep street patterns. Along the coast around Southport and Birkdale there are substantial Victorian and Edwardian villas plus a genuine commercial high street stock ripe for conversion.

That mix means the enquiries here skew towards whole-building projects: replacement dwellings on rural plots, barn and agricultural conversions, commercial premises turned into homes or hospitality, and full refurbishment of large period property rather than modest domestic add-ons.

Exposure is the constant. Wind-driven rain off the coast and across the mosses punishes pointing, flashings, copings and rainwater goods, so detailing that survives a sheltered Cheshire village is not automatically good enough here.

Most of the risk here is ground and weather, with town-centre commercial work adding its own set of constraints.

### Mossland and peat ground
West Lancashire ground can be soft and organic to depth. Foundation design and access surfacing have to be based on actual investigation.

### High water tables
Excavations fill, soakaways fail and basements leak where drainage strategy was assumed rather than designed for the water present.

### Wind-driven rain
Exposed coastal and mossland elevations drive water into pointing, flashings and copings that would be adequate inland.

### Agricultural buildings
Barns and steel-framed farm structures were never dwellings: no damp protection, minimal foundations, ventilated roofs.

## Building in Lancashire: what the work really involves
Written for owners and developers planning a rural new build, an agricultural or commercial conversion, or a full refurbishment in the county.

### Rural new builds and replacement dwellings
Open Lancashire plots start with the ground and the access. On the Holmeswood project a five-bedroom house was demolished and rebuilt in roughly two acres, which meant managing demolition, site logistics, foundations and external works as one continuous operation rather than a series of handovers.

Foundation design on mossland or peat-influenced ground is not a formality, and neither is the construction access route. Both need resolving with real ground information before the programme is committed.

### Commercial and agricultural conversions
The Birkdale project turned a former bank building into a bar: structural alterations, a new mezzanine formed in steel and timber, exposed roof structure retained, and services coordinated around a hospitality fit-out. That combination, heritage fabric plus commercial requirement, is typical of the conversion work we are asked for here.

Agricultural conversions run the same sequence as our Cheshire barn work: stabilise the structure, form proper floors and damp protection, resolve the thermal and ventilation line, then fit out.

### Coastal and period refurbishment
Large Victorian and Edwardian property around Southport and the coast usually needs services renewed, damp causes corrected and external fabric brought back up to standard, all without erasing the joinery, plaster detail and proportion that make it worth owning.

External work comes first in priority order here: roofs, flashings, pointing, copings and rainwater goods. Interiors finished before the envelope is watertight get spoiled.

Do you take on commercial conversions?Yes. Change-of-use conversions, including retail, banking and hospitality premises, are part of our normal workload.

What does a project cost in Lancashire?We price element by element after a site visit. Ground conditions, structure and specification drive the figure, so a rate per square metre would be misleading.

Does travel add cost?We are open about it. Travel and logistics are shown in the proposal rather than hidden in rates, and for larger projects the effect is small.
