Macclesfield is a short run east from our Alderley Edge office, and it is the most varied part of our patch by a wide margin. In the space of two miles you move from dense Victorian mill terraces and converted silk-industry buildings in the town centre, through interwar and post-war suburban housing at Broken Cross, Hurdsfield and Tytherington, to substantial detached houses on the higher ground, and then into genuine hill country at Rainow, Sutton, Langley and the Bollington fringe where stone construction and severe exposure change the rules.

A mill terrace has solid stone or brick walls, no cavity, shared party structures, a small footprint and often a rear yard with no vehicle access at all. A 1960s house at Broken Cross has cavity walls, a shallow-pitch roof and dated services. A stone farmhouse above Rainow has metre-thick walls, damp driven through by weather off the hills, and drainage that goes into the ground rather than a sewer. Applying one specification across all three produces failures.

A practical read for owners in the town, the suburbs and the hills, because the same project brief produces three different builds depending on where the property sits.

### Mill terraces and town-centre properties
Macclesfield&#x27;s terraces were built for silk-industry workers: small footprints, solid walls, tight party structures, direct-to-pavement front doors and rear yards with limited or no vehicle access. They are usually structurally sound and almost always thermally poor, with services long past their design life.

Refurbishing one well means accepting the construction for what it is. Internal insulation has to be detailed with moisture movement and ventilation in mind, because a sealed solid wall produces condensation at the coldest junctions.
