Working in Merseyside

## Merseyside work leans commercial and coastal, and both punish shortcuts
Merseyside is part of our normal working area to the west. Our conversion of a former bank building in Birkdale into a wet cup bar is the clearest example: a solid Victorian commercial shell reworked with structural alterations, a new steel and timber mezzanine, exposed roof structure retained and a hospitality fit-out coordinated around it.

The county's stock supports that kind of project. Southport, Birkdale and the inner Liverpool districts carry substantial Victorian and Edwardian commercial frontages, banks, shops and pubs, alongside large period villas and terraces. Change of use from commercial to residential or hospitality is one of the most common enquiries we get here.

The coastal element matters technically. Salt-laden air and wind-driven rain accelerate failure in pointing, render, flashings, metalwork and rainwater goods, so envelope work has to be specified for the exposure rather than to a generic standard.

Because much of the work sits in busy streets, site management is a real part of the job: agreed delivery slots, limited standing, protection of neighbouring premises, and working hours that keep adjoining businesses trading.

Why KIIF in Merseyside

## One contractor for the shell, the structure and the fit-out
Conversions go wrong in the gaps between trades and packages. We keep structure, envelope and finishes with one team so those gaps do not exist.

### Conversion track record
The Birkdale bank-to-bar project was delivered by this team, structure, mezzanine, envelope and fit-out included.

### Commercial experience
Four decades across commercial and industrial buildings as well as housing, including hospitality environments.

### Our own joiners
Structural carpentry, bespoke fitted joinery and making good on irregular period fabric are employed work.

### Groundworks in-house
Drainage, external works and yard surfacing carried out by our own groundworkers rather than sublet.

### In-house estimating
Pricing, procurement and administration under one roof, with figures explained by whoever produced them.

### Family-run accountability
Keep It In Family. David Cain leads delivery, Victoria Kennedy runs project management and design.

Local building conditions

## What Merseyside buildings throw at you
Commercial shells and coastal exposure produce a consistent set of problems, and every one of them is cheaper to find before pricing.

### Change of use
Converting commercial premises brings fire strategy, means of escape, accessibility, acoustics and, for hospitality, extraction and licensing.

### Unknown structure
Victorian commercial buildings hide altered structure, removed walls and improvised beams behind later linings. Opening up early avoids surprises.

### Salt and driven rain
Coastal exposure attacks pointing, render, metalwork and rainwater goods faster than inland equivalents.

### Damp in solid walls
Period walls need breathable treatment. Sealing them behind impermeable finishes reliably produces a worse problem later.

### Trading neighbours
Town-centre work sits between businesses that need to keep trading, so noise, dust, access and hours have to be managed.

### Services capacity
Hospitality and residential conversions frequently need incoming power, water and drainage upgraded, which is a programme item.

### Enquiry and call
You describe the building and the intended use. We tell you honestly whether the project suits us.

- Step 4

### Programme and pre-start
Deliveries, standing, protection of neighbours, working hours and consents agreed before mobilisation.

- Step 5

### Build with our own team
Directly employed trades work the programme with David or Victoria as your single point of contact.

- Step 6

### Handover and aftercare
Joint walk-round, snags closed out, and a contractor still reachable afterwards.

Detail

## Building in Merseyside: what the work really involves
Written for owners and operators planning a commercial conversion, a hospitality fit-out or a full period refurbishment in the county.

### Commercial-to-hospitality conversions
The Birkdale project is a fair template. A former bank building was stripped back, structurally altered, given a new mezzanine formed in steel with timber cladding, and fitted out as a bar while the original roof structure and brick gables were retained and made a feature.

That kind of scheme succeeds or fails on sequencing. Structure and services capacity are resolved first; the visible fit-out that customers judge the venue on comes last, and it only stays right if the fabric behind it was corrected properly.

- Strip-out, opening up and structural survey
- Steel and timber structural alterations and mezzanines
- Fire strategy, escape and accessibility works
- Incoming services upgrades and coordination
- Bar, kitchen and washroom fit-out
- Retained heritage fabric made a feature rather than hidden

### Commercial-to-residential conversions
Shops, offices and upper floors converted to flats or houses need acoustic separation, compartmentation, escape routes and daylight resolved together, not one at a time. Layouts that ignore those constraints get redrawn late and expensively.

We prefer to review buildability with the design team before drawings are frozen, because the awkward details in these buildings are usually structural and always cheaper to solve on paper.

### Coastal and period refurbishment
Large Victorian and Edwardian Merseyside property generally needs services renewed, damp causes corrected and the envelope brought back up to standard. Roofs, flashings, pointing and rainwater goods come first; interiors follow once the building is watertight.

Materials get specified for the exposure. Coastal salt and driven rain shorten the life of anything chosen for an inland site.

### How Merseyside fits our coverage
Merseyside sits west of our Cheshire base and overlaps our Lancashire work around Southport and Birkdale, so the same directly employed team covers both without changing standards or subcontracting locally.

Merseyside questions

## What Merseyside clients ask first
Do you work in Merseyside?Yes. Our conversion of a former bank building in Birkdale into a bar was delivered by our own team, and we take on further work across the county.

Which parts of Merseyside do you cover?Southport, Birkdale, the Liverpool districts and the surrounding towns. Call 01625 830714 and we will tell you honestly whether your project suits us.

Do you take on hospitality fit-outs?Yes. We have delivered a full bar conversion including structural alterations, a new mezzanine and the fit-out around it.

Can you handle change-of-use conversions?Yes. Fire strategy, escape, accessibility, acoustics and services capacity are all part of how we plan and price this work.

What does a conversion cost?We price element by element after opening up and a site visit. With commercial shells, the hidden structure drives the figure more than the floor area.

How do you manage work between trading businesses? With agreed delivery slots, limited standing, dust and noise control, protection to neighbouring premises and hours agreed in advance.

Do you use your own trades?Core trades are directly employed and travel with the job. Genuine specialists are brought in where required and managed by us.

Who runs the projects?KIIF is family-run, Keep It In Family. David Cain is Project Director and Victoria Kennedy leads project management and design.

We also work in Lancashire, Cheshire, Manchester, Stockport and across the wider North West, see every area we cover, all services, recent projects, the homepage or contact the office.
