Working in Stockport

## Stockport needs a contractor comfortable with Victorian terraces, mid-century estates and commercial units
Stockport is a short run north from our Alderley Edge office up the A34 or A6, and it is the broadest borough we work in. The building stock ranges from dense Victorian terraces and large Edwardian villas in Heaton Moor, Heaton Chapel and Davenport, through interwar and post-war suburban housing across Cheadle, Cheadle Hulme, Bramhall and Hazel Grove, to steep valley-side properties around Marple, Romiley and Offerton, plus a substantial stock of commercial and light industrial premises around the town centre and the M60 corridor.

That mix is exactly the range we have worked across for more than 40 years: residential, commercial and industrial. In practice it means the same team can refurbish a Heaton Moor villa, extend a Cheadle semi, convert redundant commercial space and carry out planned maintenance on a light industrial unit, without any of it being unfamiliar territory.

Stockport also has some of the tightest sites we work on. Terraced streets with no rear vehicle access, valley-side plots at Marple and Offerton where the ground falls sharply away, and town-centre commercial buildings where deliveries have to be timed around traffic and loading restrictions. Access strategy is part of the price rather than an assumption.

The most common residential enquiries here are rear and side extensions, loft conversions, whole-house refurbishment of period property where the services have aged out, and correction of damp and water ingress. On the commercial side we are asked for fit-out, alterations, structural work, external repairs and planned maintenance for owners and occupiers who need work sequenced around trading hours.

Why KIIF in Stockport

## Residential, commercial and industrial experience in one directly employed team
Stockport work spans property types that most domestic builders never touch. Four decades across all three sectors is the practical reason clients here use us.

### All three sectors
Over 40 years across residential, commercial and industrial construction, so a shop unit, a warehouse repair and a Victorian villa are all normal work.

### Employed trades on site
Joiners, bricklayers, plasterers and groundworkers are directly employed, which keeps quality and programme under our control.

### In-house estimating and procurement
Pricing, buying and administration sit under one roof, so commercial clients get costs and variations answered quickly.

### Work sequenced around trading
On occupied commercial premises we plan phasing, out-of-hours work and access so the business keeps running.

### Family-run accountability
Keep It In Family. David Cain leads delivery; Victoria Kennedy runs project management and design.

### Tight-site experience
Terraces without rear access, valley-side plots and town-centre loading windows are planned in advance, not improvised.

Local building conditions

## What Stockport buildings commonly suffer from
The borough's age spread and topography produce a predictable set of building problems, and most of them are water-related.

### Damp in solid-wall terraces
Victorian terraces here have solid walls, raised external ground levels and often bridged or blocked ventilation. Chemical injection rarely addresses the actual cause.

### Failed rear extensions and outriggers
Victorian rear outriggers and later single-storey additions commonly have failing roofs, poor gutters and no insulation, causing persistent internal damage.

### Valley-side ground movement
Around Marple, Romiley and Offerton, steep ground brings retaining structures, surface-water interception and stepped foundations into almost every project.

### Combined and shared drainage
Older parts of the borough have shared and combined drainage that frequently crosses proposed extension footprints, requiring diversion or build-over agreement.

### Flat roofs on commercial units
Large flat and shallow-pitch roofs on commercial and light industrial premises fail at laps, upstands and outlets, usually noticed only once stock or fit-out is damaged.

### Cold, leaky mid-century housing
Post-war housing across Cheadle and Hazel Grove has poor cavity performance and cold floors. Upgrading needs fabric and ventilation handled together.

Our process

## The same fixed sequence on every Stockport project

- Step 1

### Enquiry and call
You describe the property or premises and the aim. We tell you honestly whether it suits us and what we need to price it.

- Step 2

### Site visit in Stockport
We assess structure, drainage, access and, on commercial premises, how the work can be phased around trading.

- Step 3

### Priced proposal
In-house estimating prices the work element by element so residential and commercial clients can both see where the money sits.

- Step 4

### Programme and pre-start
Access, loading windows, plant, skips, protection, out-of-hours working and neighbour notice agreed before we start.

- Step 5

### Build with our own team
Directly employed trades deliver the programme with David or Victoria as one point of contact.

- Step 6

### Handover and aftercare
Joint walk-round, snags closed out, and continued availability for planned or reactive maintenance.

Detail

## Building work across Stockport: homes, period property and commercial premises
A longer read for Stockport owners, landlords and occupiers, covering the conditions that decide cost and outcome in this borough.

### Period terraces and villas in the Heatons and Davenport
The Victorian and Edwardian stock across Heaton Moor, Heaton Chapel, Davenport and Shaw Heath is generally well built and now suffers mostly from age-related fabric problems and long-dead services. The most common brief is a full refurbishment: strip back, renew wiring, heating, plumbing and drainage, correct damp at cause, improve thermal performance carefully, then finish once.

Damp is the recurring theme. In these houses it is usually external: raised ground and path levels bridging the damp course, blocked or missing sub-floor ventilation, defective rainwater goods, failed pointing on exposed elevations, or a rear outrigger roof discharging where it should not. Correcting those does more than any internal treatment, and we would rather do that than sell a chemical fix that leaves the cause in place.

Structural work in terraces is party work. Wider openings, chimney-breast removal and rear reconfiguration all need proper load paths, temporary support and consideration of the neighbouring property, and our own joiners and bricklayers do that work rather than a rotating gang.

- Full refurbishment and service renewal
- External damp correction: levels, ventilation, rainwater and pointing
- Rear outrigger reconstruction and roof renewal
- Structural openings and chimney-breast removal
- Sash window repair and matched joinery by our own joiners
- Careful internal insulation with ventilation designed in

### Suburban extensions, lofts and remodelling
Across Cheadle, Cheadle Hulme, Bramhall, Hazel Grove and Heald Green the work is mostly extension and remodelling on interwar and post-war housing. The layout problems are consistent: a small rear kitchen, an under-used front room, no utility, and a garden the house ignores.

We survey footings, drainage and roof construction before pricing, because two things routinely change the scope on these houses: shallow foundations on earlier additions, and a drain run or manhole sitting exactly where the extension is wanted. The second is manageable, diversion or a build-over agreement, but only if it is priced honestly at the start.

Loft conversions here depend on head height, roof structure and staircase landing position. We assess those properly and tell you what is achievable rather than promising a room that cannot legally or practically exist.

- Rear, side and wrap-around extensions
- Loft conversions with dormers and structural alterations
- Garage conversion and absorption
- Structural openings and internal reorganisation
- Drainage diversion and build-over agreements
- Full re-roofing and roofline alteration

### Commercial and light industrial work
Our commercial and industrial experience matters in Stockport because so much of the borough's building stock is exactly that: units around the town centre, along the M60 corridor and on the older industrial land near the Mersey and Tame valleys.

The work is usually alterations and fit-out, structural changes to suit a new occupier, roof and envelope repair, drainage, external works including car parks and yards, and planned maintenance. The critical difference from domestic work is programme discipline: phasing around trading hours, keeping access and fire routes usable, controlling dust and noise where staff or customers remain on site, and finishing sections so the business can use them.

Because estimating and procurement are in-house, variations on commercial jobs are priced quickly, which matters when a tenant's opening date is fixed.

### Valley-side sites, drainage and external works
Marple, Romiley, Offerton and the eastern edge of the borough bring steep ground into play. On those sites, retaining structures with proper drainage behind them, interception of uphill surface water, stepped foundations and driveways with real sub-base and edge restraint are the difference between a stable project and one that moves.

Our own groundworkers carry out this work, so levels, drainage and the building are coordinated rather than negotiated between two firms. On flatter clay ground in Cheadle and Heald Green the same principle applies to soakaway sizing and garden falls: water needs a designed route away from the building.

### Stockport within our coverage
Stockport sits directly north of Bramhall and Poynton, with Wilmslow and Alderley Edge to the south and Manchester to the north-west. One directly employed team covers all of it from our Cheshire base, which keeps travel short and lets us move labour between sites the same day.

The period refurbishment work here overlaps with our Manchester projects, while the suburban extension and conversion work is the same as we deliver across Bramhall, Wilmslow and Handforth, the same construction types and the same proven detailing.

Stockport questions

## What Stockport clients ask first
Do you serve Stockport?Yes. We cover the town centre, Heaton Moor, Heaton Chapel, Davenport, Cheadle, Cheadle Hulme, Hazel Grove, Marple and Romiley, from our office at 1 London Road, Alderley Edge.

How quickly can you get to a property in Stockport?Stockport is a short drive north of our Alderley Edge base, so visits are routine rather than long-distance. Call 01625 830714 to arrange one; we do not publish fixed response windows we cannot honour on every job.

What does building work cost in Stockport? It varies too much for an average, a terrace refurbishment, a suburban extension and a commercial fit-out are different jobs. We survey and then price element by element so you can see where the cost sits.

Do you handle emergency or reactive work in Stockport?Yes, for both homes and commercial premises. Ring 01625 830714, describe the problem, and we will tell you what we can do and when.

Can you do commercial work as well as housing?Yes. We have more than 40 years across residential, commercial and industrial construction, including fit-out, structural alterations, envelope repair, external works and planned maintenance.

Can you work while our business stays open?Yes. Phasing, out-of-hours working, protected access and fire routes, and dust and noise control are agreed at pre-start so trading continues.

Can you fix persistent damp in a Victorian terrace? We diagnose the cause first, ground levels, sub-floor ventilation, rainwater goods, pointing or a failing rear roof, and correct that, rather than selling an internal treatment that leaves the cause in place.

Can you build on a steep valley-side plot?Yes. Our own groundworkers handle stepped foundations, designed retaining structures and surface-water interception, which is where sloping sites usually fail.

Do you use your own trades?Core trades, joiners, bricklayers, plasterers and groundworkers, are directly employed. Genuine specialists are brought in where necessary and managed by us.

Who will I be dealing with?KIIF is family-run, Keep It In Family. David Cain is Project Director and Victoria Kennedy leads project management and design.

We also work in Bramhall, Manchester, Wilmslow, Alderley Edge and across the wider North West, see every area we cover, all services, recent projects, the homepage or contact the office.
