## Extending and remodelling, planned as one job
An extension is a structural intervention into a building that is already standing, already occupied and already carrying loads through walls you cannot see inside. That is what makes it harder than a new build of the same size, and it is why the difference between contractors shows up so clearly: the new brickwork is the easy part, while the junction between old and new is where the value sits.

KIIF delivers everything from single-storey rear and side extensions through to large two-storey wraparound developments, and the internal remodelling that makes them worth doing, removing walls, relocating staircases, moving kitchens and bathrooms, reworking circulation so the finished house has one logic rather than two. Our project at The Willows is a good example: a 1970s three-bedroom dormer, extensively remodelled with a two-storey wraparound extension, delivered in approximately twenty weeks.

Because much of our workforce is directly employed, the same joiners, bricklayers and plasterers move through the job in sequence. That matters more on extensions than anywhere else, because the person forming the opening should be the person who understands what is being fitted into it three weeks later.

We work alongside your architect and structural engineer where you have them, and can review buildability before drawings are frozen, a beam that is simple on a drawing and impossible to physically get into the room is the classic example of a problem that costs nothing to fix on paper and thousands to fix on site.

## What a badly built extension costs you later
Extension problems are almost all interface problems, and they surface after the decorators have left. These are the ones we see most often when we are called in to put someone else&#x27;s work right.

### Cracking at the junction
New foundations settle at a different rate from a fifty-year-old building. Without correctly designed movement joints and tied-in brickwork, the crack appears at the junction within the first year and reopens every time it is filled.

### Damp and cold bridging
Where cavity trays, DPCs and insulation continuity are not carried through the junction, water tracks into the existing wall and heat leaves through the gap. The visible symptoms, staining, mould at the reveals, a room that never warms up, appear a winter later.

### Foundations undermined by trees or drains
Excavating near mature trees, existing drain runs or a neighbouring boundary without proper investigation risks undermining what is already there. Remedial underpinning costs a multiple of the survey that would have prevented it.

### Extending without remodelling
A large new room reached through a narrow original hallway makes the house feel worse, not better. Floor area is not the same as usable space, and this is the most expensive mistake because the building work itself was competent.

### Unresolved party wall and boundary issues
Work close to or on a shared boundary that starts without the correct notices and awards in place can be stopped, disputed and delayed, with the client carrying the standing costs.

### Services routed as an afterthought
Heating, ventilation and electrics squeezed in after the structure is built produce dropped ceilings, boxed corners and radiators in the only place a sofa fits. Set out at first fix, none of that happens.

We work with your architect and structural engineer, or help shape the brief with Victoria Kennedy, and flag details that will be difficult, disruptive or expensive to build before the drawings are frozen.

### Estimate and programme
In-house estimators price the work element by element: groundworks, structure, envelope, services, remodelling and finishes. You get a breakdown and a sequenced programme, including how long the house will be genuinely disrupted.

- Step 4

### Enabling works and structure
Site protection, temporary works, foundations and drainage diversions, then the shell: brickwork, steelwork, structural openings, roof and weathertight envelope, tied and trayed correctly into the existing building.

- Step 5

### Remodelling, first fix and finishes
Internal walls removed, layouts reworked, mechanical and electrical first fix set out against final furniture layouts, then plastering, joinery, tiling, decoration and kitchen or bathroom installation.

- Step 6

### Verification, snagging and handover
Services tested, building control sign-off supported, external works made good, snagging closed out and the site cleared properly, including the bits behind the shed.

## Extension types, structural methods and materials
Extensions differ enormously depending on the age of the host building, its construction and what you are trying to achieve. This is the range of work we take on and the detail that decides the outcome.

### Types of extension we build
Single-storey rear extensions are the most common and usually the most transformative, particularly where the aim is one large kitchen, dining and family space open to the garden. Side and side-return extensions capture dead space on narrow plots. Two-storey and wraparound extensions add bedroom and bathroom accommodation above new ground-floor space, and are structurally the most demanding because loads must be carried down through the existing building.

Beyond those, we build over-garage extensions, porches and entrance reconfigurations, garden rooms and annexes, dormer and loft conversions where roof volume allows, and full remodelling projects where the extension is a small part of a whole-house reorganisation.

### Structure, openings and glazing
Removing a rear wall to create an open-plan space means transferring its load into a steel beam or goalpost frame, with padstones, correct bearings, fire protection and, where the frame carries a two-storey load, foundations designed for the new point loads. Large sliding or bifold openings add a further requirement: the head must be stiff enough that deflection does not bind the doors, which is a common cause of a brand-new door that will not glide after six months.

Foundations to the new element are usually trench fill or strip, deepened where trees, drains or nearby structures require it, with underpinning where excavation would otherwise undermine existing footings. Where levels drop away, we form retaining structures and step foundations rather than importing fill against a wall that was never designed to hold it back.

### Roofs, envelope and matching materials
Single-storey extensions typically use a flat warm-deck roof, often with a lantern or rooflights, or a pitched roof tied into the existing at an abutment. Both need correct falls, upstands, and lead or proprietary flashings at the junction with the host wall. Two-storey work generally continues the existing roof line, which makes tile and slate matching, ridge height and verge detail critical to the finished appearance.

Externally, we match facing brick, mortar colour and pointing style, or finish in render or timber cladding where the design deliberately distinguishes new from old. Both approaches work; what fails is an unintentional near-match, which draws the eye straight to the join.

### Remodelling: the part that changes daily life
Internal remodelling covers removing and forming walls, relocating and rebuilding staircases, moving kitchens, adding utilities and boot rooms, converting bedrooms into en suites, reconfiguring landings, and reworking storage. On 1960s–1990s houses in Cheshire, generous plots are frequently paired with fragmented internal layouts, so the remodelling delivers more perceived improvement per pound than the extension itself.

We set out mechanical and electrical first fix against final furniture and appliance layouts, islands, boilers, ventilation, underfloor heating zones and lighting circuits, because that is what determines whether the finished room feels designed or improvised.

### Domestic and commercial extensions
Domestic extensions are delivered around an occupied home, so dust control, safe routes, temporary kitchens, and keeping neighbours informed are part of the job rather than a courtesy. Commercial extensions bring different priorities: trading continuity, statutory compliance, fire strategy and out-of-hours working.

## Before you commit to the work
How much does an extension cost in Cheshire?The honest answer is that cost is driven by structure, ground conditions, glazing and specification rather than by square metres, so anyone quoting a rate per square metre before seeing the house is guessing. We survey, then price element by element, foundations, structure, envelope, services, remodelling, finishes, so you can see what drives the figure and adjust with real numbers in front of you.

How long does an extension take to build?A single-storey extension is typically a matter of weeks; a substantial two-storey wraparound with internal remodelling runs considerably longer. For context, our project at The Willows, a 1970s dormer extensively remodelled with a two-storey wraparound extension, took approximately twenty weeks. You receive a sequenced programme with your estimate, including which weeks are the disruptive ones.

Do I need planning permission for an extension?Many single-storey rear extensions fall under permitted development, while two-storey work, extensions in conservation areas and anything affecting a listed building generally need consent. Building Regulations approval is required either way. We work with your architect or planning consultant, and we will tell you plainly at the site visit which route your project is likely to take.

Can I stay in the house during the work?Usually yes for single-storey rear work, with a temporary kitchen arrangement during the connection period. Extensive whole-house remodelling or two-storey work over occupied rooms is sometimes better done with the family out for part of the programme. We tell you which weeks are genuinely disruptive so you can plan rather than discover.

Will the extension match the existing house?Where you want it to, yes: brick and mortar matching, tile and slate selection, ridge and eaves alignment, floor level continuity and matching joinery details. Where a design deliberately contrasts new and old, we make that contrast clean and intentional. What we avoid is the accidental near-match that highlights the join.

Do you handle the structural work and the beams?Yes. We work to your structural engineer&#x27;s design, or coordinate one, and install steel beams, goalpost frames, padstones and fire protection ourselves, including the temporary works and any underpinning that excavation requires.

Do you deal with party wall matters?We will identify at survey stage where party wall notices are likely to be needed, and we coordinate our programme around the notice periods and surveyors&#x27; awards. The formal award process is handled by a party wall surveyor appointed for that purpose.

How long should an extension last?Built with correct foundations, cavity trays, insulation continuity and properly detailed roof junctions, an extension is a permanent part of the house with the same lifespan as the original. Extensions that fail early almost always fail at the interfaces, which is precisely the work we keep with our own trades.

Can you work with my architect&#x27;s drawings?Yes, and ideally before they are finalised. We regularly work with clients&#x27; architects, structural engineers and M&amp;E consultants, and an early buildability review catches details that are cheap to change on paper and expensive to change on site.
