# Carpentry And Joinery InCheshire, From Roof StructureTo The Last Fitted Skirting
Carpentry spans two very different disciplines that most people lump together under one word: the structural work that holds a building up, and the fitted joinery that people actually touch and see every day. KIIF employs its own carpenters and joiners, so the same standard of accuracy that sets out a roof structure is carried through to the staircase, the doors and the fitted furniture at the end of the job.

The service

## What our carpentry and joinery work covers
Structural carpentry is the part of a building most people never see once it is finished: roof structures, floor structures, timber frames and the connections between steel and timber that carry load safely from the roof down to the foundations. Get this wrong and the fault stays hidden until it moves, cracks a ceiling or sags a floor years later. We treat structural carpentry as engineering carried out in timber, working from structural engineers' calculations and setting connections out to be square, level and correctly fixed the first time.

Second fix and fitted joinery is the opposite: it is the part of the building everybody sees and touches constantly, from the day they move in for the next twenty years. Staircases, internal and external doors, skirtings, architraves, window boards and fitted furniture are judged on tight joints, straight lines and a finish that still looks good after the front door has been slammed a thousand times. It is unforgiving of sloppy work in a different way to structural carpentry: the defects are cosmetic rather than dangerous, but they are visible every single day.

We carry out both disciplines as one service because on most projects they are two ends of the same programme. The same team that cuts a roof structure or fits floor joists at the start of a job often returns to hang doors and fit skirtings at the end, which means the setting-out decisions made early on, door openings, floor levels, wall thicknesses, are already understood by the people finishing the job rather than being discovered fresh by a different subcontractor.

Bespoke and fitted furniture, including staircases built to a specific space rather than bought off the shelf, is a regular part of our joinery work. Where a client wants something that a standard supplier cannot provide, whether that is an awkward understair storage solution, a run of fitted wardrobes or a feature staircase, our joiners design, build and fit it as part of the same project.

### Who this is for

- Self-builders and developers needing structural roof, floor or timber frame carpentry on a new build
- Clients extending or converting a property where steel-to-timber connections need to be engineered correctly
- Homeowners wanting bespoke staircases, doors or fitted furniture rather than off-the-shelf products
- Anyone needing skirtings, architraves and second fix joinery finished to a high standard after a refurbishment
- Architects and structural engineers looking for a contractor who will build structural timber work exactly to calculation

What poor delivery costs

## Where carpentry and joinery go wrong
Structural carpentry failures and joinery failures look completely different, but both usually trace back to the same cause: work done to a shortcut rather than to the setting-out and calculations behind it.

### Steel-to-timber connections not engineered
Where a timber structure bears onto steel, the connection needs to be designed and built to calculation. An improvised fixing may hold initially and fail slowly, showing up as movement or cracking much later.

### Roof structures cut without checking loadings
Purlins, rafters and ridge beams sized incorrectly, or notched and drilled in the wrong place for services, weaken a roof structure in ways that are invisible until it deflects.

### Door openings out of square
A door lining fixed into an out-of-tolerance opening never hangs correctly, however good the door itself is. The problem is in the setting-out, not the joinery.

### Skirtings and architraves fitted before finishes settle
Fitting fine joinery before floors and plaster have fully dried leads to gaps opening up at joints once the building dries out and moves.

### Bespoke furniture built to inaccurate site measurements
Fitted furniture measured once and built off site without a final check often does not fit the space, particularly in older buildings where walls are rarely perfectly square.

### Mixing structural and finishing work without sequencing
Structural alterations carried out after finishes are complete mean re-opening ceilings and walls that have already been decorated, at real cost.

Our process

## A fixed sequence, so you always know what happens next

- Step 1

### Site visit and scope
We look at the structure or space involved, review any structural engineer's drawings, and establish whether the work is structural, fitted joinery, or both.

- Step 2

### Design and specification
For bespoke joinery we agree the design, materials and finish with you. For structural work we confirm the engineering detail and connection design before anything is cut.

- Step 3

### Estimate and programme
We provide a clear estimate and sequence the work against the rest of the project, so structural carpentry happens at the right stage and fitted joinery goes in once the building has settled.

- Step 4

### Structural carpentry
Roof structures, floor structures, timber frames and steel-to-timber connections are cut, fixed and checked against calculation before they are covered up.

- Step 5

### Second fix and fitted joinery
Staircases, doors, skirtings, architraves and fitted furniture are made and fitted by our own joiners, with final measurements taken on site rather than relying on early drawings alone.

- Step 6

### Handover and snagging
We walk the finished joinery with you, checking joints, gaps and function, and close out anything that needs adjustment before considering the job complete.

What you get

## The practical difference a directly employed team makes

### Structural work built to calculation
Roof and floor structures and steel-to-timber connections are built exactly to the engineering behind them, not to an experienced guess.

### One team from structure to finish
The same carpenters who understand the setting-out at first fix are often the ones fitting doors and skirtings at the end, so nothing gets lost between stages.

### Bespoke joinery built for the actual space
Staircases and fitted furniture are measured and fitted on site, not assumed from a drawing, so they fit awkward or non-standard spaces properly.

### Correct sequencing
Structural alterations happen before finishes go in, and fine joinery goes in once floors and plaster have settled, avoiding gaps and re-work.

### Directly employed carpenters and joiners
Our own tradespeople return to adjust doors, tighten joints or resolve any snag, rather than a one-off subcontractor who has moved on.

### One point of contact
David Cain leads delivery and Victoria Kennedy handles day-to-day liaison and design coordination, so you always know who to ask.

Detail

## Carpentry and joinery methods and materials
The right approach depends on whether the work is carrying load or simply finishing a space, and on the age and construction of the building involved. This is the detail behind the work we take on.

### Structural roof carpentry
We carry out traditional cut roofs, pitched and cut on site to suit the building, as well as trussed roof installation, working from structural engineers' calculations for spans, loadings and bracing. On extensions and conversions we regularly tie new roof structures into existing ones, which needs the junction between old and new carefully thought through rather than improvised on the day.

- Traditional cut and pitched roofs
- Trussed roof installation
- Dormer and roof extension structures
- Tying new roof structures into existing buildings

### Structural floor carpentry and timber frames
Floor structures, whether timber joists, engineered I-beams or floor cassettes, need to be sized and set out to carry the loadings the design expects, with strutting and noggins positioned correctly and openings for stairs and services formed without weakening the structure. Timber frame construction, used for whole buildings or extensions, depends on accurate setting out and correctly detailed connections at every junction.

### Steel-to-timber connections
Where a timber structure bears onto or connects to structural steel, whether that is a beam supporting a loft conversion, a large opening formed with a steel lintel, or a timber roof structure landing on a steel frame, the connection is engineered rather than improvised. We build these connections to the structural engineer's detail, including correct bearing, fixings and any padstones or bearing plates specified.

### Second fix joinery
Second fix is the joinery that finishes a building: internal and external door hanging, skirtings, architraves, window boards, loft hatches and ironmongery. It is carried out once wet trades and plastering are complete and the building has had a chance to settle, so joints stay tight rather than opening up as the timber and the building move slightly during the first year.

- Internal and external door hanging
- Skirtings, architraves and window boards
- Ironmongery fitting
- Loft hatches and access panels

### Staircases and bespoke fitted furniture
Staircases are one of the most visible pieces of joinery in any building, and an off-the-shelf staircase rarely suits an awkward stairwell, a period property or a specific design brief. Our joiners design and build bespoke staircases to fit the actual space, along with fitted furniture such as understair storage, wardrobes, bookshelves and other built-in joinery, measured and fitted on site rather than assumed from an early drawing.

Questions clients ask

## Before you commit to the work
Do you do both structural carpentry and finishing joinery?Yes, we carry out both as one service: roof and floor structures, timber frames and steel-to-timber connections, through to second fix joinery, staircases and fitted furniture.

Can you build to my structural engineer's calculations?Yes, structural carpentry is built exactly to the engineering detail, including bearings, connections and any padstones or bearing plates specified.

Do you build bespoke staircases?Yes, our joiners design and build staircases to fit the actual space rather than relying on standard off-the-shelf sizes, which matters particularly in period properties and awkward stairwells.

Can you fit doors, skirtings and architraves as part of a wider refurbishment?Yes, second fix joinery is a regular part of our refurbishment, extension and new build work, and it is scheduled once wet trades and plastering are complete and the building has settled.

Do you make fitted furniture?Yes, we build fitted furniture including understair storage, wardrobes and other built-in joinery, measured and fitted on site to suit the actual space.

Can you tie a new roof extension into an existing roof structure?Yes, this is common on extensions and loft conversions, and the junction between old and new structure is planned rather than improvised on site.

Do you use subcontractors for carpentry and joinery? Our carpenters and joiners are directly employed, which means the same team that carries out structural work often returns to complete the fitted joinery at the end of the job.

Can you form a large opening with a steel lintel?Yes, we form structural openings and build the correctly engineered steel-to-timber connection around them, working to structural calculations where required.

How long does joinery take once other trades are finished? It depends on the scope, but second fix joinery is usually sequenced once floors and plaster have had time to settle, so joints stay tight rather than opening up later.

Which areas do you cover for carpentry and joinery? We are based at 1 London Road, Alderley Edge and carry out carpentry and joinery throughout Cheshire and the wider North West, including Wilmslow, Knutsford and Macclesfield.
