The service

## Planned and reactive maintenance for buildings you intend to keep
Maintenance is the least glamorous and most economically sensible building work there is. A slipped slate replaced this month is a modest job; the same slate left for two winters becomes wet timber, stained plaster, redecoration and sometimes a rewire of an affected circuit. The building fabric always gives notice before it fails, the cost is decided by whether anyone acts on it.

KIIF provides ongoing maintenance for long-standing clients, covering roofing, guttering and brickwork repairs through to plumbing, carpentry and general property maintenance. Because we are a building contractor rather than a handyman service, we can diagnose whether something is a repair or a symptom of a structural or drainage problem, and carry out either.

The work divides into two: reactive repairs, where something has failed and needs attention now, and planned maintenance, where inspections identify what should be done this year to avoid a larger bill next year. Most clients who start with the first end up on the second, because the annual cost is lower and far more predictable.

We maintain buildings we have built, buildings we have refurbished, and buildings we have never previously touched. For property owners with several buildings, or businesses whose premises cannot afford disruption, having one contractor who already knows the fabric removes the whole diagnosis stage from every future call.

What poor delivery costs

## How small defects turn into large bills
Every one of these starts as a job of modest cost and ends, if ignored, as building work. The escalation is predictable, which is what makes deferring it so expensive.

### Blocked or failed guttering
Water running down a wall saturates masonry, then internal plaster, and over a couple of winters affects timber embedded in that wall. Clearing a gutter costs a fraction of replacing joist ends and redecorating.

### One slipped slate or tile
A single displaced unit lets water onto battens, felt and rafters. Left through two wet seasons, it becomes a section of roof structure and a ceiling rather than a single fixing.

### Failed pointing and defective flashings
Open joints and split lead give water a direct route into the wall. Frost then expands trapped moisture and spalls the brick face, turning a pointing repair into masonry replacement.

### Slow leaks behind finishes
A weeping joint under a floor or in a wall causes rot, damaged ceilings and sometimes electrical damage long before it is visible. Insurers also take a harder view of damage that developed gradually.

### Rot in windows and external joinery
Failed paint lets water into a sill, and rot spreads through the frame. Repaired early it is a splice and redecoration; left, it is a replacement window and often the surrounding masonry.

### Cracks and movement dismissed as settlement
Not every crack is serious, but blocked drains, tree roots and failed lintels all present as cracks. Diagnosing which is which early is what prevents a structural repair.

## Maintenance trades, materials and schedules
Maintenance covers a wide span of trades and building elements. This is the work we carry out and how planned and reactive maintenance differ in practice.

### Roofing, leadwork and rainwater goods
Roof and rainwater maintenance is the highest-value maintenance there is, because it protects everything below. We replace slipped and broken slates and tiles with matched units, repair and replace ridge and hip tiles and their bedding, repair and renew leadwork at valleys, abutments, parapets and around chimneys, and repair chimney brickwork and flaunching.

Rainwater goods work covers clearing gutters, hoppers and gullies, repairing or replacing failed cast iron, aluminium and uPVC gutters and downpipes, correcting falls where water is standing in a run, and refixing brackets that have pulled away from fascias. Flat roofs are inspected for splits, ponding, failed upstands and blocked outlets, and repaired or recovered as required.

### Brickwork, masonry and external fabric
External fabric maintenance includes repointing failed joints in appropriate mortar, replacing spalled and frost-damaged brick, repairing and rebuilding boundary and garden walls, resetting loose copings and cills, replacing failed lintels, and repairing cracked render. On older buildings, mortar choice is the decisive factor, a hard cement mix on soft brick accelerates the damage it was meant to stop.

We also repair and redecorate external joinery, windows, doors, fascias and gates, splicing rotted sections rather than replacing whole units where the timber allows, and re-protecting them so the repair lasts.

Where a repair reveals something larger, rotten joist ends, a failed lintel, a drain with no fall, we can carry out the structural or groundworks element ourselves rather than handing the problem back to you to find another contractor.

### Planned maintenance versus reactive repairs
Reactive work is triggered by a failure and priced on the day. Planned maintenance is scheduled: an annual inspection of roof, rainwater goods, external joinery, pointing, drainage and external levels, with a list of what to attend to now and what to watch. The second approach costs less annually and removes almost all emergency spending.

For most buildings a sensible cycle is gutters and roof checked each autumn, external joinery redecorated on a multi-year cycle, pointing and masonry reviewed periodically, and drains and gullies flowed annually, with more frequent attention where there are mature trees nearby.

### Domestic, commercial and multi-property maintenance
Domestic maintenance is about minimal disruption, clear explanations and clean working in an occupied home. Commercial and industrial maintenance is about continuity: work timed around trading hours, safe segregation from staff and the public, and prioritisation by operational impact rather than by visibility.

For owners of several properties, or agents managing a portfolio, having one contractor who has already recorded the fabric and history of each building removes duplicated inspection on every subsequent call. ## Before you commit to the work
How much do maintenance repairs cost?Small repairs such as a slipped tile, a gutter clearance or a leaking joint are modest and can often be quoted once we have inspected. Larger work, a section of roof, repointing an elevation, replacing lintels, is priced properly after diagnosis. What we will not do is quote a repair without establishing what is causing it, because that is how the same defect gets paid for twice.

How quickly can you attend?We triage by urgency: active water ingress or anything unsafe is treated as priority, and non-urgent work is scheduled at a time that suits you, often alongside other items so you are not paying for repeated visits. Do you offer emergency call-out?Where there is active water ingress or an unsafe condition, we prioritise attendance and will carry out temporary measures to stop damage before the permanent repair is scheduled. Please phone rather than email for anything urgent so it can be triaged immediately.

Do you take on small jobs?Yes, that is what maintenance is. A large part of our workload is ongoing maintenance for long-standing clients, and small work is precisely what stops it becoming large work. Grouping several items into one visit is usually the most economical way to do it.

Do you work on buildings you did not build?Yes. We maintain buildings we constructed or refurbished and plenty we have never previously touched. On a first visit we inspect the fabric properly so that future calls start from knowledge rather than from scratch.

Can you set up a planned maintenance schedule?Yes. We can inspect annually and provide a schedule covering roof, rainwater goods, external joinery, pointing, drainage and external levels, separating what should be done now from what to monitor, so budgets are planned rather than reactive.

How long do maintenance repairs last?That depends on the element: leadwork and repointing carried out correctly last for decades, external joinery redecoration runs to a multi-year cycle, and gutter clearing is annual, particularly near mature trees. Repairs fail early when the underlying cause was not addressed, which is why we diagnose first.

Can you find a leak that nobody else has traced?Usually yes, because we work outwards from the fabric rather than only at the damp patch. Roof coverings, flashings, gutter falls, pointing, window details, external ground levels and drainage are all checked, since the water frequently enters some distance from where it shows.

Do you maintain commercial premises?Yes. We work across residential, commercial and industrial property, with work programmed around trading hours and prioritised by operational impact, and safe segregation from staff and the public throughout.
