## What a KIIF new build actually involves
A new build is the only project type where every element is yours to decide: the setting-out, the structural approach, the insulation strategy, the services routes, the finishes and the landscaping that frames it. That freedom is also what makes new builds unforgiving. Decisions made in week two determine what is possible in week twenty, and a foundation set 40mm out of tolerance is corrected in every trade that follows.

KIIF takes on bespoke individual homes through to multi-unit residential developments on both brownfield and greenfield sites. We start at ground level with site clearance, excavation, drainage and foundations, then carry the build through superstructure, roof, first fix, plastering, second fix, decoration, external works and handover. Because much of the workforce is directly employed rather than bought in job by job, the same faces move through those stages and carry the detail with them.

We are comfortable working to a client&#x27;s existing architect and structural engineer, and we regularly review buildability early, before the drawings are frozen, to flag details that will be slow, expensive or impossible to build cleanly. That review is the cheapest hour of the entire project. Where you have no design team yet, Victoria Kennedy leads project management and design and can help shape the brief into something that can be priced properly.

Every new build we price is broken down by element so you can see where the money sits: groundworks, structure, envelope, services, finishes, externals. That structure matters later, because when you change your mind about a kitchen specification or a rooflight, you can see the effect on one line rather than being handed a new lump-sum figure with no explanation.

## Where new builds go wrong, and what it costs
New build overruns are rarely caused by one dramatic failure. They are caused by small, ordinary gaps between trades that nobody owns. Understanding them is the fastest way to avoid paying for them.

### Groundworks priced on assumptions
Ground conditions that differ from the assumption behind the price mean deeper foundations, more concrete and lost weeks. Investigating and pricing the ground properly at the start protects the whole programme behind it.

### Drainage designed after the slab
Falls, invert levels and connection points must be set before the floor goes down. Retro-fitting drainage through a completed slab means breaking out work you have already paid for.

### Gaps between subcontractors
When every trade is a separate contract, the joint between them belongs to nobody. Cavity trays, insulation continuity and service penetrations are where those gaps become cold spots, damp and callbacks.

### Cheap envelope decisions
Savings taken on insulation continuity, airtightness detailing and window installation are paid back for the life of the building in heating bills, condensation and staining around reveals.

### Late specification changes
Changing a bathroom layout after first fix means lifting floors and re-routing services. The same decision made three weeks earlier is a pencil line on a drawing.

### No single point of accountability
When something fails eighteen months later, a fragmented build turns into a dispute about which trade caused it. One contractor for the whole build removes that argument entirely.

- Step 1

### Site visit and brief
We walk the plot with you, look at access, levels, services and neighbouring buildings, and establish what you want the finished house to do. If drawings exist, we read them on site rather than in an office.

- Step 2

### Buildability review and estimate
Our in-house estimating team prices the build element by element and flags details that will cause delay or cost. You receive a breakdown you can interrogate, not a single number.

- Step 3

### Programme and procurement
We sequence the build, book our own trades against it and procure long-lead items, structural steel, windows, roof coverings, kitchens, early enough that deliveries drive the programme rather than interrupting it.

- Step 4

### Groundworks and structure
Site clearance, excavation, drainage, foundations, slab and superstructure, with setting-out and levels checked before each stage is closed up.

- Step 5

### Envelope, first fix and finishes
Roof, windows, insulation and airtightness, then mechanical and electrical first fix, plastering, second fix joinery, decoration and tiling, with our team on site continuously rather than in and out.

- Step 6

### Commissioning, externals and handover
Services tested and commissioned, driveways, drainage and landscaping completed, snagging closed out and documentation handed over so you have the record of what was built.

Detail

## New build methods, materials and site types
New builds vary enormously depending on the plot, the planning consent and the way you want to live in the finished house. This is the detail behind the work we take on.

### Groundworks and foundations
Groundworks set the accuracy of everything above them. Depending on ground conditions, water table and proximity to trees and existing structures, foundations may be traditional strip, trench fill, wide-strip reinforced, raft or piled with ground beams. On sloping Cheshire plots, retaining structures and stepped foundations are common and need designing alongside the drainage rather than after it.

We carry out site clearance, demolition where required, excavation and muck-away, sub-base preparation, below-ground foul and surface water drainage, soakaways and attenuation where the site cannot discharge directly, service ducting for incoming utilities, and floor slabs: beam and block or insulated ground-bearing depending on the design.

### Structure and envelope
Most bespoke homes in the North West are built as traditional masonry cavity construction, blockwork inner leaf, full-fill or partial-fill insulation, and a facing brick, render or stone outer leaf, with timber or steel elements where spans demand them. Steel frames and glulam beams open up the large glazed openings clients usually want to the garden; those openings need thermal breaks and cavity closers designed in, not improvised.

Roofs range from traditional cut and pitched with slate or plain tile, through trussed roofs, to flat and warm-deck roofs on single-storey elements and link sections. Where a design mixes flat and pitched, the junctions and abutments are the details that determine whether the roof lasts thirty years or leaks in three.

### Services, finishes and commissioning
Mechanical and electrical work is coordinated with specialist M&amp;E engineers and set out at first fix against the finished layouts, so socket positions, lighting circuits, underfloor heating zones and ventilation routes serve the way the rooms will actually be used. Getting first fix right is what prevents chased walls and lifted floors later.

Internal finishes are delivered by our own joiners, plasterers and decorators: staircases, doors and architraves, skirtings, fitted joinery, plastering, tiling and decoration. Kitchens, bathrooms and specialist finishes are installed and coordinated with your chosen suppliers.

### Bespoke homes, developments and demolition-and-rebuild
A one-off bespoke home is a design-led project where the value is in detailing and finish. A multi-unit development is a repetition and logistics project, where the value is in setting up one unit correctly and repeating it efficiently. We price and programme those two very differently, and we say which one you have at the estimate stage.

Demolition and rebuild is a third category, and increasingly common where an existing house cannot economically be brought up to modern standards. It combines demolition, site strip and disposal with a full new build, and needs careful sequencing around boundaries, party structures and neighbours. Our project at Holmeswood for Mzuri Ltd was exactly this: a five-bedroom house demolished and rebuilt on a site of roughly two acres, delivered in approximately eighteen weeks.

### Residential and commercial differences
Residential new builds are governed by Building Regulations and the client&#x27;s tolerance for disruption, usually on a site surrounded by occupied homes, with restricted access and neighbours to keep informed. Commercial and industrial new builds bring different constraints: larger spans, heavier floor loadings, statutory compliance for fire and access, and programmes tied to lease dates or trading periods.

KIIF works across residential, commercial and industrial sectors, so where a scheme is mixed, apartments above commercial space, or a home with a substantial outbuilding or office, the whole of it can sit with one contractor rather than being split.

## Before you commit to the work
How much does a new build house cost in Cheshire?It depends almost entirely on ground conditions, size, structural complexity and specification level, so any figure quoted before a site visit is guesswork. We price new builds element by element, groundworks, structure, envelope, services, finishes, externals, so you can see exactly what drives the total and adjust the specification with full information. How long does a new build take to complete?A bespoke house typically runs across several months rather than weeks, and the honest answer depends on foundations, structural approach and how quickly finishes are decided. For context, a five-bedroom demolition and rebuild we completed at Holmeswood ran to approximately eighteen weeks on site. You receive a programme with your estimate, and it is sequenced against our own directly employed trades rather than subcontractor availability.

Do you handle groundworks and drainage as well as the build?Yes. We start at site clearance and excavation and carry out foundations, below-ground foul and surface water drainage, soakaways, service ducting and slabs ourselves as part of the same contract, which is why levels and falls line up with the structure above. Can you build from my architect&#x27;s drawings?Yes, and we prefer to be involved before they are finalised. We regularly work alongside clients&#x27; architects, structural engineers and M&amp;E consultants, and reviewing buildability early lets us identify details that will be slow or costly to build while they can still be adjusted on paper.

Do you use subcontractors?Much of our workforce is directly employed, joiners, bricklayers, plasterers and groundworkers, which is unusual for a contractor of our size and is the main reason our programmes hold. Genuinely specialist work such as mechanical and electrical installation is delivered with trusted engineers we work with repeatedly.

Will the same team be on site throughout?Yes. Because the trades are on our own books rather than booked job by job, the people who set out your foundations are still connected to the job at second fix. David Cain leads delivery and Victoria Kennedy handles day-to-day project management, design coordination and client liaison.

Do you take on multi-unit developments as well as one-off homes?Yes. We deliver bespoke individual homes through to multi-unit residential developments on brownfield and greenfield sites, and we price and programme those two project types differently because the risks are different.

How long does a new build last?A masonry house built with proper insulation continuity, airtightness detailing, correct cavity trays and functioning drainage is a hundred-year building whose main components, roof coverings, windows, heating plant, are replaced on their own cycles. The elements that shorten a building&#x27;s life are almost always hidden ones executed badly, which is why we keep them with our own trades.
