## What a KIIF renovation actually involves
A whole-house renovation is different from a single-room job because almost nothing can be looked at in isolation. Rewiring means lifting floors and chasing walls that were just plastered; replumbing means deciding pipe routes before a new bathroom layout is fixed; a new roof covering affects insulation levels, which affects heating design. Get the sequence wrong and you pay for the same wall or floor to be opened up twice.

We take on renovations ranging from a full mechanical and electrical upgrade behind an otherwise sound structure through to gutting a property back to brick and rebuilding the inside, the roof and the external envelope around it. That includes rewires and replumbing to current standards, new roof coverings and structural roof repairs, replacement windows and doors, external render and repointing, insulation upgrades to walls, floors and roofs, and internal reconfiguration where a layout no longer suits the way a family lives.

Because rewiring, replumbing, roofing, plastering and joinery are handled by our own directly employed trades rather than a chain of separate bookings, the order of work is set once at the start and followed, with each trade briefed on what the next one needs from them. That is what stops a plasterer skimming a wall that the electrician still needs to open up.

Every renovation we price is broken down by element, so you can see the split between fabric works (roof, windows, render, insulation), services (electrics, plumbing, heating) and finishes (plastering, joinery, decoration). That breakdown is what lets you phase a renovation sensibly if budget or occupation constraints mean the whole house cannot be done at once.

## Where renovations go wrong, and what it costs
Renovation problems are rarely one big mistake. They are usually small sequencing errors that get expensive because they were not caught before the next trade covered them up.

### Wiring after plastering
If the electrics are not finalised before walls are skimmed, chasing them in afterwards means cutting into fresh plaster and redecorating rooms that were supposedly finished.

### Plumbing routes decided too late
Moving a bathroom or kitchen after floors and walls are closed up means lifting work you have already paid for to reroute pipework that should have been fixed at first fix.

### Roof left until last
A leaking or failing roof covering left in place while internal work proceeds risks water damage to finishes you have just paid for. Roof condition should be assessed and, where needed, addressed early.

### Insulation added without ventilation
Upgrading insulation without reviewing ventilation can trap moisture in walls and roof voids, causing condensation and damp that did not exist before the improvement was made.

### Render over damp masonry
External render applied over walls that have not been properly assessed for damp or movement traps moisture behind it, and the failure often does not show until years later.

## Renovation scope in detail
A whole-house renovation can mean very different things depending on the age and condition of the property. This is the detail behind the work we take on.

### Roof and external envelope
We assess existing roof structures and coverings and carry out repairs or full replacement where needed, including re-roofing with slate, plain tile or interlocking tile, repairs to timber structure, and renewal of flashings, valleys and rainwater goods. External walls are repaired, repointed or re-rendered, with the underlying masonry assessed for damp and movement before any new covering is applied.

Replacement windows and doors are fitted with attention to airtightness detailing around the reveal, which is where draughts and staining most often originate after a poorly installed replacement.

### Rewiring and replumbing
Full rewires bring the electrical installation up to current wiring regulations, including new consumer units, circuits and containment routed to suit the finished layout rather than the old one. Replumbing covers renewal of supply and waste pipework, often alongside new bathroom and kitchen layouts, and is coordinated with the electrical first fix so both are complete before walls and floors are closed up.

Heating systems are reviewed alongside insulation upgrades, since a better-insulated house often needs a different heating strategy to the one it was designed around originally.

### Insulation and internal reconfiguration
Insulation upgrades to walls, floors and roof spaces are considered alongside ventilation, so improving airtightness does not trap moisture that the original, more draughty construction used to let escape. Internal reconfiguration, removing or adding partitions, opening up a kitchen and dining space, or converting underused rooms, is planned against the structural implications and coordinated with the services first fix.

Where a structural opening is needed, we work with structural engineers to design and install the necessary steelwork or lintels as part of the same programme.

### Finishes and handover
Plastering, joinery, tiling and decoration are delivered by our own trades once services are tested, with staircases, doors, skirtings and fitted joinery finished to match the age and character of the property where that matters to you.

On completion, electrical and plumbing systems are tested and certified, snagging is closed out, and you receive documentation for what was installed so future maintenance has a clear record to work from.

## Before you commit to the work
How much does a whole-house renovation cost?It depends on the condition of the property, the extent of rewiring and replumbing needed, and the finish specification, so any figure given before a survey is a guess. We price renovations element by element, fabric, services and finishes, so you can see what drives the total. Book a site visit and you will receive a breakdown rather than a single number.

Can I stay in the house while it is renovated?It depends on the scope. A full rewire and replumb across the whole property is disruptive and usually easier managed if you can vacate, even temporarily, but room-by-room phasing can allow you to remain in occupied parts of the house. We will discuss phasing options at survey stage.

Do you handle both the structural and cosmetic work?Yes. We take on roof repairs, rewiring, replumbing, insulation upgrades and structural alterations as well as plastering, joinery and decoration, all under one contract with our own directly employed trades.

Will you assess damp before rendering or replastering?Yes. Applying render or plaster over masonry with an unresolved damp issue traps moisture behind it, so we assess the wall before deciding on the external or internal finish.

Can you upgrade insulation without causing condensation problems?We consider insulation and ventilation together. Improving airtightness without reviewing how the building was previously ventilating itself is the most common cause of condensation appearing after a well-intentioned upgrade, so we design the two alongside each other.

In what order do you carry out the work?Fabric works that protect the building, such as the roof, generally come first, followed by rewiring and replumbing at first fix, then insulation, plastering, joinery and decoration. The exact sequence depends on the property, but it is set once at the start rather than decided trade by trade.

Do you use subcontractors for electrics and plumbing?Much of our workforce, including electricians and plumbers, is directly employed, which is why the sequencing between trades holds. Any genuinely specialist work is delivered with trusted engineers we work with repeatedly.

Can you reconfigure the internal layout as part of a renovation?Yes. Removing or adding partitions, opening up kitchen and living spaces, and converting underused rooms are common parts of a whole-house renovation, and we coordinate any structural openings with a structural engineer as part of the same programme.

How long does a whole-house renovation take?It depends on the scope and whether the house is occupied during the works, and we will give you a programme with your estimate rather than a generic figure. A full rewire, replumb, re-roof and reconfiguration across a family home typically runs to several months.
