## What a KIIF roofing project actually involves
Roofing covers a wider range of work than most people expect before they need it: a full new roof structure on a new build or extension, a complete re-roof of an existing house where the coverings and felt have reached the end of their life, a flat roof replacement on a rear extension or garage, or a targeted repair after a storm has lifted ridge tiles or torn flashing away from a chimney. Each of those is a different job with a different risk profile, and pricing them accurately depends on getting up on the roof, not estimating from the ground.

We carry out cut and pitched roofs built rafter by rafter on site, trussed roofs assembled from prefabricated components, and flat and warm-deck roofs finished in single-ply membrane or similar systems. Coverings include natural slate, clay and concrete tile and interlocking tile, chosen to match the property or the wider street where a like-for-like reinstatement matters for appearance and, in some cases, planning conditions.

The parts of a roof that fail first are rarely the tiles themselves. Leadwork around chimneys, valleys and abutments, felt and batten laps, ridge and hip pointing, and the ventilation path that stops condensation forming in the roof void are what determine whether a roof lasts thirty years or starts letting water in within five. We treat those details as the main part of the job, not an afterthought once the tiles are down.

Roofline work; fascias, soffits and guttering, is usually carried out alongside a re-roof so scaffolding is only put up once, but we also take it on as a standalone job where the roof covering itself is sound but the timber or plastic around the eaves has failed or the guttering is no longer clearing water properly.

## Where roofing goes wrong, and what it costs
Most roof failures are not dramatic. They are small detailing shortcuts made years earlier that finally let water through. Knowing where they hide is the fastest way to avoid paying for them twice.

### Leadwork done cheaply
Undersized or badly dressed lead around chimneys and valleys is one of the most common sources of a leak that only appears in heavy or driving rain, long after the roofer has left site.

### No ventilation path
Sealing a roof void without maintaining airflow at the eaves and ridge traps moisture, which condenses on the underside of the felt and rots the timber from the inside.

### Mismatched coverings
Reusing old tiles alongside new ones, or matching the wrong profile, leaves a roof that looks patched from the street and can fall foul of planning conditions in conservation areas.

### Underlay and batten shortcuts
Skimping on underlay laps or batten gauge saves very little on the day and is the reason wind-driven rain and snow get past the tiles in the first bad winter.

### Flat roofs specified too thin
A warm-deck or single-ply system built to a lower specification than the fall and exposure require ponds water and fails at the upstands within a few years.

### Guttering that has lost its fall
Guttering fixed without the correct fall overflows in heavy rain and saturates fascias and brickwork below it, work that is far cheaper to correct at re-roof stage than as an emergency repair.

- Step 1

### Site visit and roof survey
We get up on the roof, or use appropriate access equipment, to assess the structure, coverings, leadwork and ventilation before quoting, rather than pricing from the ground.

- Step 2

### Scope and estimate
You receive a written scope covering structure, coverings, leadwork, ventilation and roofline, so you know exactly what is included and what is not.

- Step 3

### Scaffolding and access
Scaffolding is erected to current safety standards, and where roofline work is also needed we plan it into the same access rather than putting scaffolding up twice.

- Step 4

### Strip and structural check
Existing coverings are stripped where a re-roof is required and the structure and battens are checked and made good before new coverings go on.

- Step 5

### Covering, leadwork and ventilation
New underlay, battens, coverings, leadwork and ventilation are installed to the specification agreed, with ridge, hip and valley detailing finished properly rather than rushed.

- Step 6

### Roofline, clearance and handover
Fascias, soffits and guttering are fitted or renewed, the site is cleared, and we walk the finished roof with you before scaffolding comes down.

## Roofing methods, materials and structures
Roofing work varies with the age and construction of the building, the pitch and exposure of the roof, and the finish you need to match. This is the detail behind the work we take on.

### Roof structures
New roofs are built either as cut and pitched, framed rafter by rafter on site to suit an irregular or complex plan, or as trussed roofs assembled from prefabricated components craned or lifted into place, which suit simpler regular plans and faster programmes. Flat and warm-deck roofs are used on single-storey extensions, garages and link sections, built to falls that carry water to outlets rather than allowing it to pond.

Where a design combines flat and pitched sections, the abutments between them are the details most likely to fail, so they are designed and detailed as part of the roof rather than resolved on site by whoever happens to be finishing that section that day.

### Coverings and leadwork
Coverings include natural slate, clay and concrete plain and interlocking tile, chosen to match the existing property or the wider streetscape. Underlay and batten specification is set to the pitch, exposure and covering rather than applied as a default across every job.

Leadwork around chimneys, valleys, abutments and dormers is dressed and fixed to established good practice, because it is the leadwork, more often than the tiles, that determines whether a roof stays watertight through driving rain and heavy snow.

### Skylights, roofline and guttering
Skylights and roof windows are installed and flashed as part of the roof covering rather than fitted afterwards, so the flashing kit and the surrounding tiles or membrane are integrated properly rather than sealed with mastic as a workaround.

Fascias, soffits and guttering are renewed in timber, uPVC or aluminium to suit the property, with guttering set to a correct fall so it clears water in heavy rain rather than overflowing onto the brickwork below.

### Repairs and storm damage
Storm repairs range from a handful of slipped or missing tiles to significant damage where flashing has been torn away or a section of covering has lifted. We inspect the whole roof rather than the visible point of failure, because storm damage often loosens fixings beyond the area that has actually failed, and a repair that ignores that leaves you back on the roof within a year.

Where a roof is generally sound but ageing, we can carry out targeted repairs; re-bedding ridges, replacing cracked slates, renewing perished flashing, rather than recommending a full re-roof that is not yet needed.

How much does a new roof cost in Cheshire?It depends on the size and pitch of the roof, the structure, the covering specified and the condition of what is being replaced, so we always survey before quoting rather than pricing over the phone. Book a site visit and we will get up on the roof and come back with a written scope and figure.

How long does a re-roof take?A typical domestic re-roof runs from a few days to a couple of weeks depending on size, access and weather, with scaffolding erected first and the roof stripped in manageable sections so the property is not left exposed overnight.

Can you match my existing roof tiles?Yes, where matching is required for appearance or planning conditions we source tile or slate to match the existing profile and colour as closely as possible, particularly important on conservation area and listed building work.

Do you repair flat roofs as well as pitched?Yes. We install and repair flat and warm-deck roofs on extensions, garages and outbuildings using single-ply and similar systems, specified to the exposure and fall the roof actually needs.
