COVE · BIRKDALE

Expansive Horizons Limited purchased the former HSBC Bank in Birkdale, envisioning its transformation into a 60-seat café bar.

Major works involved constructing a structural roof for ventilation, extraction, and filtration systems. Internal alterations included new foundations for the mezzanine, and the roof was stripped back to the purlins to create a faulted insulated ceiling. An exterior seating area for 40 patrons was also built. The contract was completed in 16 weeks.
Director Gavin Williamson praised the proactive and accommodating approach of the KIIF team throughout the project, from inception to completion, describing the experience as positive and refreshing.

THE WILLOWS

The Willows, a 1970s three-bedroom dormer, underwent extensive remodelling with a two-storey wraparound extension.

The work involved substantial internal changes, including a new stairwell, transforming the property into a four-bedroom, three-bathroom house with an open-plan ground floor, annexed utility room, and separate store. External landscaping was completed to the client’s design, including a new driveway access.

The contract value was delivered in 20 weeks. Clients Mr and Mrs Hughes expressed satisfaction, noting the build was completed on schedule and within budget. The transformation of their home was described as exceptional.

COUNTRY HOUSE · HOLMESWOOD

Mizuri Ltd commissioned KIIF Construction to build a new five-bedroom house, replacing an old hay barn on two acres of arable land.

The project included demolishing the barn, site preparation, installation of piled foundations and ring beam, the superstructure, and bespoke fit-out. Access works required constructing a bridge over a brook and a 60-metre access road.

Managing Director Douglas McMahon commended the team’s maturity and experience, stating they were a tremendous asset and would recommend KIIF Construction for future projects.

BARN CONVERSION · KNUTSFORD

This project focused on renovating a barn previously converted in the 1980s, featuring an upside-down layout

Works included extensive demolition of internal blockwork walls, requiring structural propping, installation of steel beams, and foundation modifications. Externally, the team excavated and removed over 100 tons of concrete from submerged agricultural tanks and slabs, reshaping the landscape to create a substantial patio area.

Access improvements involved excavating and removing 105 tons of material, constructing a new roadway with 150 tons of sub-base, kerbing, and decorative stone finish. The project duration was 36 weeks.
